Legally the project started last Spring with the approval of the BCC. Actual construction of the first building at the southeast corner of “Site 1” is projected to begin in July of 2026.

The entire project will take 8 years to complete. The RAD units, however, are due to be completed at the end of 2027 or early 2028.

There will be about 7,500 units built, 314 of which are RAD units. The unit breakdown is as follows:
2,000+ Affordable units
3,500 Workforce units
1,800 Market rate/Workforce units (AJ Capital)

About the Units

The Development Team will be engaging with multiple furniture stores to create furniture packages for the residents. Residents who may want to bring their own furniture may do so.

The furniture packages will include furnishings for the bedrooms, living rooms and dining rooms. Residents may choose to select furniture for some or all rooms.

RAD Program Participation

RAD participant rent is calculated at 30% of the adjusted household income. This means that the resident family will pay no more than 30% of the income after HUD deductions are applied.

RAD tenants have a 10-day grace period to pay their rent. Failure to pay rent within the grace period will result in a maximum $50 late fee per violation.

Yes, the RAD PBV program rules require Miami-Dade County through its housing department, Housing and Community Development or its designee (collective “HCD”) to provide an opportunity for an informal hearing in accordance with 24 CFR § 982.555. The RAD PBV grievances procedures apply solely to HCD’s RAD PBV program.

Your current property management office will be able to assist with adding or removing a family member. All changes in family composition need to be completed before moving to the new project.

You do not have to accept a unit with the new development.

You can choose to a Public Housing transfer, if available. Or you may request a Housing Choice Voucher, if a voucher is available. There is also the option of Homeownership for those who qualify based on income and funds available for downpayment at levels necessary for a purchase. There may be assistance available from various government and nonprofit organizations. Some basic requirements include employment history, reasonable credit scores, and understanding of homeownership responsibilities.

Rent to your landlord will continue until you vacate your public housing unit.

There will not be an equal number of parking stalls to match the number of units in a building. This is a “transit-oriented development” since it is being anchored by a new Tri-Rail station, and there will be a free circulator such as Freebee, that will allow residents of the development to have mobility. Transit oriented developments are encouraged by both the City and County to cut down on the cost of transportation for residents and provide for a better and cleaner environment. Not every household will require a parking space since not all households have a vehicle. Depending on demand, there may be enough parking to meet the needs of residents of every building. No household will be permitted to have more than one vehicle eligible for parking. However, as noted previously, a parking stall is not guaranteed for each unit in a building.

There has been strong interest by retailers such as BJs, Target, Ross Dress for Less, DDs, etc. Home Depot has committed to a store. Major grocery outlets have also expressed a desire to locate a store in the development. There will also be space for smaller local retailers and restaurants.
